Charles Hull Ewing, a major Chicago real estate investor and businessman during the early 20th century, was born in Randolph, New York, on July 11, 1868, to Robert Finley and Aurelia Culver Ewing. Charles Ewing obtained his academic education at Oberlin College in Ohio and at Yale University, where he received an A.B. degree in 1893.
Ewing came to Chicago in the summer of 1893 in charge of the Yale University exhibit at the World’s Columbian Exposition. He soon became involved in the financial management and investment business through family connections. He was enlisted to help manage the properties and other holdings of his aunt, Helen Culver, who had inherited a large fortune from her first cousin, Charles Jared Hull. Culver had assisted Hull in his real estate business for over twenty years and continued to run it after his death in 1889. Part of Culver’s holdings that Ewing managed included large gifts to the University of Chicago and a gift of the deed to the Hull homestead on Polk and Halsted Streets for what became Hull House, a social settlement run by Jane Addams.
Ewing eventually took over the real estate business begun by Hull in 1853 and ran it under his own name beginning in the early 1900s. Ewing’s firm primarily handled mortgage investments on residential property in Chicago, including the rental payments, improvements, insurance, taxes, etc. on these properties. The business was very successful in Chicago until the crash of 1929 and the ensuing years of economic depression in the country. In 1935, Ewing retired from active participation in the investment business, but his firm was maintained under George E. Baumbach in order to handle the Ewing Trust established in 1935 by Charles Ewing for the benefit of his two children. Most of the property held by the trust was eventually sold to Baumbach.
During his lifetime, Ewing had invested in real estate in Chicago, primarily on the city’s South and West sides; in Lake Forest, Illinois, where the family estate Rookwoods was located; in Wisconsin; and in Western Florida in the Sarasota area where Ewing and his family spent a great deal of time. He was also a heavy investor in stocks and bonds. Other business involvements for Ewing included serving as secretary and treasurer of Southern Gypsum Company of North Holton, Virginia, and as mortgage trustee and a director of its controlling company, Beaver Products Company of Virginia, Inc.
Ewing was active in a number of Chicago organizations. He was a trustee of the Hull House Association, a two-time president of the Geographic Society of Chicago, and was a member of the City Club of Chicago. He was also involved in the Elihu Club of Yale University and belonged to a number of social clubs in Lake Forest, Illinois and Sarasota, Florida.
In October 1906, Ewing married Mary Sleight Everts of Minnesota. They had two children: Katherine Everts Ewing, who married Richard Hocking in 1939, and Helen Culver Ewing, who was married to James Henry Breasted, Jr.
Charles Hull Ewing died in Sarasota, Florida, on July 22, 1954.
The papers of Charles Hull Ewing, a Chicago real estate investor and businessman, date from 1926-1950 and consist of correspondence, financial statements and reports, records of investments in stocks and bonds, and minutes from some of the companies and organizations in which Ewing was involved. Included are office files from Charles Hull Ewing & Company which pertain to investments of Ewing and his clients primarily in residential property in Chicago but also some in Lake Forest, Illinois. The records document in detail the mortgages, rentals, improvements, insurance, taxes, and purchases and sales of these properties, and reflect the economic conditions in Chicago and the country from the 1920s-1940s. Other finance-related material in the papers pertains to Ewing’s investments in stocks and bonds, his investment in and service as a director of Beaver Products Company of Virginia, Inc., and the holdings and disposition of the Ewing Trust established in 1935. Some correspondence in the collection is related to Ewing’s executorship of the Estate of Helen C. Culver, a major benefactor of the University of Chicago. Ewing’s personal interest in organizations such as the Geographic Society of Chicago is also documented.

Series 1. Office files, 1926-1950 (Boxes 1-21)
This series contains correspondence, financial statements, minutes, and auditor’s and annual reports concerning the financial transactions and real estate investments handled by Charles Hull Ewing & Co. Some material pertains to client business including mortgage investments, management of rental property, and the purchase and sale of real estate in Chicago. The bulk of the material in the series pertains to Ewing’s own financial transactions, particularly those related to the Ewing Trust, which was established in 1935. The Ewing Trust material contains information about Ewing’s ownership of land and buildings in the Chicago area and his investments in stocks and bonds. Minutes, financial reports and correspondence document Ewing’s investment and service as a mortgage trustee and a director of the Beaver Products Co. of Va., Inc., a mining company. Much of the material in this series is routine business correspondence, but it contains detailed information about the real estate market in Chicago during the 1920-1940s, including sale and purchase prices, descriptions of specific properties, taxes, insurance, and improvement costs particularly on properties in black residential areas on the city’s South and West Sides. The series is divided into two subseries: General Files, 1927-1945, arranged chronologically; and Topical files, 1926-1950, arranged alphabetically.
Subseries 1. General Files, 1927-1945
This subseries consists mainly of correspondence but also contains some financial statements and reports. The correspondence (most of which is copies) is primarily between Charles Ewing (in Florida) and his Chicago office staff including office managers Charles G. Strieder and later George Baumbach. Early correspondence (1927-1934) pertains mostly to client business and contains information about mortgage investments, interest payments, rentals, sales and foreclosures of residential property in Chicago. Some of the early correspondence also concerns Ewing’s own investments and other financial matters, but it is mainly later correspondence which pertains to the Ewing holdings, particularly those of the Ewing Trust. Material on the Ewing Trust (some of which is also located in Subseries 2) details the management and disposition of the trust including the securities investments, and the maintenance improvements, insurance, taxes, and rental of real estate held by the trust. The files in this subseries are arranged chronologically.
Subseries 2. Topical Files, 1926-1950
This subseries contains correspondence, financial statements, minutes, blueprints, and reports pertaining to real estate and other investments of Charles Ewing and some of his clients. The Ewing Trust papers include annual statements, monthly reports of income and expenses, and schedules for each property on the payment of rent, utilities, improvements, etc. The properties held by the trust included a few industrial tracts, but were primarily residential properties in the city’s South and West Sides, mainly in black areas. The subseries also includes balance sheets, loan agreements, and minutes of shareholder’s meetings from the LaSalle Investment Trust, a group established in 1926 and headed by Ewing to invest solely in property in black residential areas of Chicago. When the LaSalle Trust was dissolved around 1935, most of the property that it held became part of the Ewing Trust.
Material on Lake Forest, Illinois, another locality in which Ewing invested, documents some of the development, improvements, and sale of property in that area, particularly the LeRoy Burton Petite Estates. Included in the material on loans by the Ewing office is correspondence related to negotiations for the sale of property, at the corner of West Taylor and Lytle Streets, to the federal government for a housing project. Also, in the material on loans to students (which were handled by Ewing himself) is some personal correspondence with Ewing’s niece Katherine Warren.
A large portion of material in this subseries concerns the business of Beaver Product Company of Va, Inc., a mining company of which Ewing was mortgage trustee and a director. Included are financial reports and agreements, minutes of bondholders’ meetings, and a brief history of the company. The material in this subseries is arranged alphabetically.
Series 2. Personal files, 1926-1945 (Boxes 22-27)
This series consists of correspondence, minutes, and some financial reports concerning Ewing’s other business and personal activities, family matters, and the Ewing estate Rookwoods in Lake Forest, Illinois. Ewing was a member and two-time president of the Geographic Society of Chicago and the series includes minutes and correspondence which discuss the Endowment Fund and programs of the Society. Also present is some material from the City Club of Chicago to which Ewing belonged. Correspondence in this series with Ewing’s niece Helen Beck Lyon (Mrs. Sanford A.) discusses both her real estate investments in Chicago handled by Ewing and general family activities. The 1934 folder of the Helen Lyon correspondence includes the minutes of a talk given by Charles Ewing at Rookwoods in which he discussed some family history and his entrance into the real estate investment business. Files on the Helen C. Culver Estate relate to Ewing’s work as an executor of the estate and include correspondence with University of Chicago officials about the university’s position as residual legatee of the estate. The correspondence about Rookwoods in Lake Forest is mainly with real estate agents and brokers and the estate caretaker Percy Billeston about the maintenance of the property and the possible rental or sale of it. This material in the series is arranged alphabetically.

Papers pertaining to Ewing’s real estate investments in Florida are at the P.K. Yonge Library of Florida History, University of Florida, Gainesville.
Publications were transferred to the Library at the Chicago Historical Society including two issues of "The Western Architect" (one with an article about the rebuilding of the business district of Lake Forest), publications about the University of Chicago, and a 1926 map of Lake Forest.

Provenance statement
These papers were a gift to the Chicago Historical Society from Katherine Ewing Hocking (Mrs. Richard Hocking) in November 1978 and were deeded April 1979. Earlier, these papers had been donated to the P.K. Younge Library of Florida History, University of Florida, Gainesville, which still retains papers related to Ewing’s Florida investments (A&M Accession number: 1978.0059).
